Beachfront land on the Pacific coast of Panama is much more expensive than on the Atlantic side due to more established infrastructure, including roads, utilities, and services. Those who invested 10 years or more ago have made incredible returns. Prices are still attractive compared to beach properties in the US, but only for actual use, not pure investment. One major drawback is that traffic between Panama City and the Pacific coast beaches is now constantly terrible.

Now the Atlantic/Caribbean side of Panama is beginning to benefit from increased investment in infrastructure, including a new Atlantic bridge that spans the northern end of the Panama Canal, replacing the ferry and reducing transit time by over an hour. And now there is a newly paved road to Miguel de la Borda, where property prices are now 10 times higher than a few years ago.


The next area to be developed is between MIguel de la Borda and Coclé del Norte, indicated by the solid PINK line on the map below. There is already a rough road through the rainforest, but it is now only passable in the driest few weeks of the year, with a stout 4x4 with a strong winch. But the plan for the coming years is to improve this road and put in bridges. The prices in the pink zone are 1/4 to 1/10 the cost of those on the Miguel de la Borda side where the road is already finished with concrete bridges and asphalt roads.

Prices in the purple zone are even lower, and there are still some incredibly beautiful large properties available.

Therefore, the investment opportunities are special in the quality and size of the property available and the prices that are well below the market. Both the pink and purple regions offer pristine sandy beaches, ocean fronts with volcanic rock outcroppings, rolling grasslands, freshwater rivers, and lush tropical forests.
